Property video in Aberdeen: granite terraces, flats and new-builds

Aberdeen's housing stock asks for different presentations: a granite terrace near Queen's Cross, a tenement flat in Rosemount, a new-build home in Countesswells or Bridge of Don, a let near the universities. Notlith turns your listing photographs into a property video remotely, with careful sequencing, AI-assisted movement, colour and sound, and without altering the rooms, stone or surroundings being offered.

Keeping the stone its true colour

Local granite reads as silver or grey, and under bright light the mica in it can glint. Automatic grading tends to warm everything towards beige, which makes a granite frontage look like sandstone. We grade exteriors against your original photographs so a buyer arriving for a viewing recognises the house.

The same restraint applies to the sky. Replacing a grey afternoon with blue can be acceptable when labelled as an enhancement, but we will not add sunlight to a room that faces north or remove a neighbouring building. Your agent's listing wording sets the limits. Where an exterior photograph was taken in a different season from the interiors, we say so in a small caption rather than blending them into one invented afternoon.

Terrace, tenement, new-build

A West End terrace often has period cornicing, tall sash windows and rooms over several floors; the film should keep ceiling heights and staircase turns believable. A Rosemount or Ferryhill flat is usually understood through the flow from hall to living room to kitchen, so sequence matters more than spectacle.

For a new-build development, buyers want to see the specification and the plot. Show-home photographs must be identified as a show home, with upgraded finishes flagged. If streets or landscaping are not yet complete, the film either uses current photographs or labels a visual as a projection.

Lets for students and contractors

Rental properties near Old Aberdeen or Garthdee may be viewed remotely by students who have not yet arrived, sometimes from abroad. A short, accurate film of each room, the shared kitchen and the bathroom saves everyone time and reduces disappointment on moving day.

Short-term lets for contractors on rotation need different details: parking, laundry, desk space and how keys are collected. We present only what you confirm, and licensing or HMO status is stated in your listing text rather than suggested by the film.

Commercial space and conversions

Offices, industrial units at Altens or Dyce and buildings proposed for conversion are marketed to a narrower audience. Floor plans, loading access and the condition of each floor matter more than mood. We pair your photographs with plan graphics so the viewer always knows where they are.

Where a scheme shows proposed uses, existing condition and design intent appear in separate, labelled sequences. Planning status, permitted use and dimensions come from your documents, never from the visualisation itself.

Plan the details

Can the video replace a home report or survey?

No. It is a visual introduction to the property. The home report and any surveys remain the reference for condition, dimensions and value.

Can you stage an empty flat with virtual furniture?

Yes, with a visible label that the furniture is illustrative. The rooms, windows and fixtures stay exactly as they are.

How many photographs do you need per property?

Enough to cover every room from at least two angles, plus the exterior and any garden. Fewer photographs mean simpler movement.

Can several listings share a template?

Yes. Titles, music and pacing can be consistent across your portfolio while each film uses only its own property's images and facts.
