Property video in Exeter: estuary, hillside, new estate or converted building

Housing in Exeter changes quickly from one area to the next: period houses near the estuary in Topsham, villas on the slopes of St Leonard's and Pennsylvania, new estates around Newcourt, flats inside older buildings in the centre. Each raises its own question for a buyer or tenant. Notlith makes property videos remotely from your photographs and floor plans, with direction, AI-assisted motion, editing, colour and sound.

Topsham fronts and the tide

Topsham contains several examples of seventeenth and eighteenth-century buildings, and much of the town sits close to the Exe estuary. Buyers are drawn by the water and the period detail, but they will also ask about access, parking on narrow streets and how close the property is to the river at high tide.

We present the view only as your photographs show it, at the state of tide when they were taken. Period features keep their exact form; we do not straighten walls or add sash windows. Where a property is listed or in a conservation area, the film can say so plainly and leave detailed constraints to the agent's particulars.

Villas on the slopes of St Leonard's and Pennsylvania

St Leonard's has Regency and Victorian villas, and Pennsylvania, to the north, sits on rising ground with views over the city. Hills shape these houses: front gardens rise in steps, rear rooms open at a different level, and a viewing can feel very different from a set of photographs.

A film can explain the levels: street, front door, main floor, garden. We sequence rooms in the order a visitor would walk them and use your floor plan to show which floor each space is on. Views are kept to the windows that have them, and a gentle generated move never flattens a slope into a level lawn.

New homes at Newcourt, near the station

Newcourt, on the south-east side of Exeter, has grown around new housing and has its own station on the Avocet Line between Exeter and Exmouth. Developers and agents selling there often begin marketing before streets are finished, with only computer-generated images and plans to work from.

We can animate those visualisations into a walkthrough, labelled as visualisation throughout, and pair them with real photographs of the show home once it exists. Distances to the station or schools are stated from your verified information. We do not populate generated streets with neighbours or suggest landscaping that has not been planted.

Conversions behind older walls

In and around the city centre, some flats occupy converted commercial or historic buildings. These homes come with thick walls, unusual windows and room shapes that photograph awkwardly, and buyers want to understand how the original building has been divided before they book a viewing.

We open with the building as a whole, then show where the flat sits within it, using your plans to mark the floor and orientation. Original features are kept exactly as photographed. Shared stairwells and courtyards appear only if they belong to the property, and service charges or restrictions stay in the written particulars.

Plan the details

Can the film show the estuary from a Topsham property?

Yes, if your photographs show it from the property. We label wider estuary shots as area context and never imply a view the windows do not have.

Can you work from CGI before a development is built?

Yes. The film is labelled as visualisation throughout, and we add real photographs once the show home or finished streets can be photographed.

Will you make rooms look bigger?

No. We avoid lenses and moves that distort size. Floor plans and measurements come from your particulars, not from the film.

Do you visit properties?

No. We work remotely from your photographs and plans. For a full walkthrough filmed on site, a local videographer is the right choice.
