Property video in Cardiff: terraces, flats and the rules of Welsh renting
Cardiff's housing runs from Victorian terraces in Roath and Canton to apartment blocks around Cardiff Bay and family homes in Llandaff and Whitchurch. Each needs its own film, and in Wales the words on screen follow their own rules too. Notlith produces property videos remotely from your listing photographs, with AI-assisted motion, editing and sound, and never alters the rooms a buyer or renter will go on to inspect.
Remote production · From your photos

A terrace is not a flat
A bay-fronted terrace off Albany Road is read from the street inward: front door, through lounge, kitchen extension, yard, then the rooms upstairs. A flat near Mermaid Quay is read from the lobby and lift to the living space and whatever its windows really face. We build the order of shots from your floor plan and labelled photographs, so viewers can follow the home as they would walk it.
Generated motion between stills is kept short and checked against doorways, stair positions and ceiling heights. A galley kitchen stays narrow, and a yard is not stretched into a garden. Where the photographs leave a gap, a clean cut replaces any invented passage, and we flag rooms that would benefit from a fresh picture.

Wording for lettings in Wales
Since the Renting Homes (Wales) Act came into force, most tenancies in Wales have become occupation contracts and tenants are known as contract-holders. Landlords and letting agents must also register or be licensed with Rent Smart Wales. A lettings film for a Cardiff property should use the terminology your agency uses, taken from your approved listing rather than from templates written for England.
We do not advise on compliance, and a film cannot replace the information a landlord is legally required to provide. Our part is making sure the captions never contradict it: no promises about bills, deposits or furnishing that are absent from your written details. For sales, any mention of Land Transaction Tax or the asking price belongs in the listing, not the film.

Student lets in Cathays and Roath
Shared houses near the universities are often let well ahead of the academic year, sometimes while current students still live there. That makes clean photographs hard to obtain. We can work from images taken between tenancies and present the house as it will be let, provided the furniture and fittings shown are the ones that will actually be supplied.
Groups of students tend to watch on phones and decide together, so a vertical cut moving briskly through each bedroom, the kitchen and the bathroom is often more useful than a long cinematic tour. Room sizes, bills and contract dates stay in your written particulars, linked from the film rather than fixed inside it.

New developments and visualised interiors
For apartments still under construction around the Bay or in the centre, buyers see architectural visualisations before any finished room. We can animate approved CGI and show furnishing schemes, labelled on screen as illustrations, and keep them apart from photographs of completed show apartments. Nobody should have to guess which image shows the real building.
Exterior views follow the same discipline. A shot of the barrage or the waterfront appears as neighbourhood context, never as the outlook from a particular unit unless your photographs prove it. Before delivery, you check addresses, unit names, specifications and every caption against the approved sales material.

Plan the details
Can the film go on property portals?
Most portals accept a video upload or link under their own rules. We deliver the formats you need and leave prices and contact details to the listing itself.
Can you virtually stage an empty Roath terrace?
Yes, as a clearly labelled furnishing idea shown after the empty rooms. Viewers should always be able to see the property's actual condition.
Is a property video a survey?
No. It presents photographs in motion. Measurements, condition and legal information remain the responsibility of the agent, surveyor and conveyancer.
Can you cover several flats in one block?
Yes, if each unit is identified and shared areas are shown as shared. Rooms from different flats are never combined into one apparent home.
