Property video in Tauranga: tides, apartments and new streets
Selling property in Tauranga often means describing water accurately: a harbour edge that changes with the tide, an apartment on the ocean or harbour side of the Mount, a new street a few blocks back from Pāpāmoa Beach. Notlith produces property videos remotely from your photographs, plans and approved renders, with AI-assisted motion, editing and sound, and clear labels on anything not yet built.

High tide, low tide
Much of Tauranga Harbour is shallow, and homes along its edge in suburbs such as Matua, Otūmoetai or Ōmokoroa look over water at high tide and over sand and mudflats at low tide. Both can be beautiful, but a video that only ever shows a full harbour is selling half the truth.
We use photographs taken at a known state of tide and avoid splicing a high-water view into a low-water frame. If the listing photographs were all taken at high tide, the film says so in a caption, or we ask for a low-tide picture. Jetties, boat ramps and moorings appear only as the title and permits allow.

Apartments at the Mount
Apartment buildings near Main Beach and Pilot Bay sell on floor level, aspect and shared facilities. A unit on a lower floor facing the harbour is a different product from one higher up facing the ocean, and buyers compare them carefully. The film should state the floor and orientation on screen.
Views come only from licensed photographs taken from that unit or its exact floor and direction. Pools, gyms and car parks belong to the body corporate, so they are shown as shared. Holiday-letting potential is not something we suggest in images; any wording on it comes from the agent and the body corporate rules.

Selling a street that is still being built
Growth areas such as Pāpāmoa East, Tauriko and Ōmokoroa have seen new streets and stages released over several years. A buyer looking at a section there is imagining a neighbourhood that may still be gravel and survey pegs. The video has to separate what exists today from what is planned.
We use the developer's approved masterplan and renders, labelled on screen as artist's impressions, beside current photographs of the site. Parks, shops or schools appear only if they are open or formally consented, with their status written into the titles. Nothing is shown as complete simply because it looks better that way.

Distance to the sand, and what buyers will check
Distance to the sea is easy to exaggerate in a Tauranga video. A home in Pāpāmoa may sit several streets back from the dunes, and a harbour glimpse from Welcome Bay is not a waterfront. We let the photographs and the agent's verified wording describe that relationship, nothing more.
Buyers near the coast will read the council's hazard information and the LIM, and the film does not try to answer those questions with imagery. At its close, it points to the listing, the confirmed open home times or the sales office, with your agency's compliance wording in the end titles.

Plan the details
Can you show the view from an apartment that is not built yet?
Only from licensed photographs taken at the right height and direction, labelled as indicative. Without them, we describe the outlook in text rather than create one.
Can one video serve several lots or units?
A development film can introduce the whole project, with short versions for individual lots or apartment types built from their own plans.
How do you handle open home dates?
Confirmed dates go into titles that are simple to replace, so the main film stays usable after the open home has passed.
Who checks the legal wording?
Your agency or developer. We include the disclaimers and licence details you supply exactly as given, and every version is approved before publication.
Start with your images
Send the plans or listing photographs, approved renders if the property is not built, and the agent's listing text.
