Real estate video in Geelong: three kinds of stock, three kinds of film

A Geelong agent may list a weatherboard in Geelong West, a house-and-land package in Armstrong Creek and an apartment near the waterfront in the same week. Those buyers ask different questions, so one template rarely serves them. Notlith produces real estate videos remotely from your listing photographs, floor plans and developer renders, with AI-assisted motion, editing, colour and sound, and without inventing anything a contract would contradict.

Period homes: let the original features lead

In Newtown, Geelong West and the older streets near the Botanic Gardens, buyers look for ceiling heights, timber floors, leadlight and the way a renovated rear connects to the original front rooms. The film should follow that path through the house, in the order a buyer walks it.

We keep imperfections that the photographs show. A generated move must not straighten a sagging verandah, repaint weatherboards or remove a neighbouring wall. If a feature is subject to heritage controls, the description comes from your listing copy, not from what the image appears to suggest. Auction dates, inspection times and agent details stay in an end card that can be replaced the day a campaign changes.

Growth estates: separate what exists from what is planned

In Armstrong Creek, Lara and other growth areas, a buyer may be choosing a block, a facade and a floor plan that do not yet exist together. Renders from the builder are useful, but the film must say clearly which images are artist's impressions and which show a completed display home.

Future schools, shops and parks appear only if they are approved and you can cite the source, and even then as planned, with no imagined opening date. We label every render on screen and keep the land, the build and the inclusions as separate chapters.

Apartments: the outlook belongs to particular floors

Central Geelong has added residential towers and waterfront apartments where Corio Bay is part of the appeal. That view varies by level and orientation. We pair each view shot with the apartment it comes from and avoid cutting a top-floor panorama against a lower unit.

Owners' corporation facilities, parking and storage are shown from photographs of the actual building. A gym or rooftop that is still under construction is described in words, not generated as if finished. For off-the-plan projects, the display suite and material samples you can photograph are often more persuasive than another render.

The commute question, answered with care

Many listings mention the trip to Melbourne, by V/Line from Geelong, Marshall or South Geelong stations, or by ferry from the city waterfront or Portarlington. That is a fair selling point when stated precisely: which station or terminal, and a timetable link rather than a promised journey time.

We will not draw a map with invented distances or show a train that implies frequency. The film can end on a caption that points buyers to the official timetable, keeping your listing accurate when services change.

Plan the details

Can the film mention heritage controls on a Geelong West or Newtown home?

Only in the words of your listing copy or the planning record. We do not suggest from a facade that a house is free of heritage controls, or subject to them.

Can you work from a floor plan alone?

A plan helps us order the walkthrough, but the film needs photographs or approved renders. Without them we produce a plan-led explainer instead.

Can we mention the trip to Melbourne?

Yes, as a caption naming the station or ferry terminal and pointing to the official timetable. We do not state journey times or draw a map with invented distances.

Can an apartment film show the view over Corio Bay?

Only the view from that level and orientation, from photographs or approved renders labelled as such. A top-floor panorama is never cut against a lower unit.
