Property video for Dublin sales and lettings

A property film should help a viewer understand an address before arranging a viewing. Notlith produces remote, AI-assisted films from estate agents’ and owners’ photographs, with a structured edit and deliberate sound design. For Dublin sales and lettings, we keep room identity, layout and the difference between existing features and proposed changes at the centre of the work.

Plan the sequence around the actual floor plan

Begin with labelled images and a plan if you can share one. We need to know which rooms connect, which level they occupy and where each photograph was taken. The edit can then introduce an entrance, living space and other relevant rooms without pretending that a cut between images is an uninterrupted walk.

A period home in Rathmines and an apartment in the Docklands may need different explanations. We do not infer age, condition or amenities from the neighbourhood. You identify the features that matter in this particular listing, and those documented details guide the shot order rather than a generic picture of Dublin living.

Use motion without enlarging the space

A generated move can make a room appear deeper or reveal an opening that was never photographed. We choose restrained movements within the information supplied. Window frames, skirting, door positions and reflections are useful checkpoints. If a shot cannot preserve them reliably, we simplify the treatment or leave that photograph still.

Complete views should establish a room before the film turns to finishes. Close-ups of a tap or floor can be attractive, but they cannot explain the layout. Send original files without heavy perspective effects where possible. We also need to know whether images predate work that materially changed the property.

Keep proposed interiors separate from the listing

An empty property can be accompanied by an illustrative furnishing proposal if that is explicitly agreed and visibly labelled. The actual room photographs remain a separate reference. Proposed furniture, lighting and finishes must not appear to be included in the transaction or already installed.

For a new development, distinguish approved design material from photography of a completed home. The film’s wording should make that status understandable when viewed without audio. We do not use generated imagery to conceal defects or replace documentary information about condition, dimensions or energy performance. Supply approved listing details for any factual captions.

Describe Dublin context with evidence

The River Liffey is a recognisable Dublin reference, but mentioning it does not prove a river view. Likewise, a district name does not establish a transport connection or journey time. If the film includes surroundings, provide authorised photographs and confirm exactly how they relate to the address.

We can scope a fuller website presentation and a shorter vertical announcement linking back to the listing. Keep frequently changing details in the live listing unless they are essential to the film. Before delivery, the responsible agent or owner reviews the visible features and captions. Our quote sets the versions and feedback stages; no sale price or speed of letting is promised.

Plan the details

Is this a measured virtual tour?

No. It is an edited film based on your references, not a navigable survey or a source of reliable measurements. It complements the floor plan, listing information and an actual property viewing.

Can you work from a small set of photographs?

We first assess what the images show. A modest set can support a concise presentation, but missing views cannot justify inventing connections or hidden parts of the property. We may request additional photographs.

Can you remove belongings from an occupied home?

Discuss any proposed adjustment before production. Changes that affect a buyer’s understanding of the property must be handled transparently. It is often better to supply fresh, prepared-room photographs than alter a cluttered reference.

Can the video be updated when the listing changes?

Updates can be scoped using the saved structure and replacement material. Tell us whether the change affects a caption, one room or the entire presentation so we can define the revision accurately.

Send the current listing photographs, room labels and approved details. Identify every proposed change separately so the finished film remains clear about what exists.
