Property video in Cork, from hillside terraces to docklands apartments
Cork’s housing follows its terrain: terraces climbing the northside hills above the Lee, family semi-detached homes in Douglas, Bishopstown and Ballincollig, new apartments on the quays and commuter houses in Carrigaline or Midleton. Notlith makes property videos remotely from agents’ and developers’ photographs, with AI-assisted motion, editing and sound, so buyers and tenants understand the layout before they book a viewing.

Steps, slopes and the view question
In Sunday’s Well, Montenotte or St Luke’s, a home may open onto a steep street or sit above its garden. Buyers will see that at the viewing, so the film should not hide it. We sequence the approach as it is: the front door, the steps, then the rooms, using the photographs you provide.
Views across the city are a selling point on these hills, and they belong in the film only when taken from the property. If you include a wider skyline of Shandon or the river, we label it as the area. We never extend a window, raise a ceiling or brighten a north-facing room beyond its real light.

Family homes and extensions in the suburbs
A semi-detached house in Douglas or Ballincollig is often bought for its kitchen extension, garden and room count. A short film can follow that logic: hall, living room, kitchen opening onto the garden, bedrooms. Labelled photographs and a floor plan let us keep rooms in the right order and avoid implying connections that do not exist.
If an extension or attic conversion is part of the sale, the related planning or compliance status is something for your listing documents, not the film. We show the space as photographed and keep any staging proposal for an empty room separate and clearly marked.

Docklands apartments and new schemes
New developments along the quays and in the docklands are often marketed before completion. A launch film can use approved computer-generated images, labelled throughout as visualisations, then be updated with photographs of a finished show apartment. Communal spaces, bike storage or a concierge appear only if they are confirmed in the scheme.
For build-to-rent schemes, a lettings version can focus on the apartment types and the move-in process. Any availability, rent or incentive belongs on the live listing page, where it can change daily, and not in a film that may circulate for months.

The BER and the facts on screen
Property advertised for sale or rent in Ireland must show its Building Energy Rating. If the film carries listing details on screen, the BER is taken from the certificate you supply, together with the address format and agent licence information your firm usually displays.
Before delivery, the negotiator responsible checks rooms, captions and outdoor spaces. We prepare a landscape version for the listing portal and website and a vertical one for social channels. The quote defines the versions and revisions; we never promise a sale price or how quickly a home will let.

Plan the details
Can you remove furniture from an occupied house?
Discuss it first. Decluttering that changes how a buyer reads a room should be disclosed. Fresh photographs of a tidied room are usually a more honest starting point.
Is the video a substitute for a viewing?
No. It helps buyers and tenants decide whether to view. It is not a measured survey, and dimensions should come from the floor plan and brochure.
Can you show the surrounding area?
Yes, with rights-cleared images that are labelled as the area. A nearby park or school is never presented as part of the property or within a time we cannot verify.
Do you work with developers outside the city?
Yes. A scheme in Cobh, Midleton or Carrigaline is handled in the same way, provided we receive approved images and the documents behind each caption.
