A developer has to sell homes that do not exist yet. An agency has to win the seller before it can find the buyer. Both rely on visuals that carry legal and commercial weight, so we bring them to life without ever showing something the property does not have.

Developers: launching off-planFor an off-plan sale, the film supports the commercial launch: the development website, the sales suite, social and paid campaigns.
+
For an off-plan sale, the film supports the commercial launch: the development website, the sales suite, social and paid campaigns. It starts from your approved CGI, site plans and photographs of the neighbourhood.
The rule is simple and strict. Renders in the film must match the approved plans and signed-off visuals: the same number of floors, the same balconies, the same materials, the same surroundings. Any disclaimer that illustrations are not contractual remains yours, as on your brochures.
A second film can follow at completion, when real photographs replace the renders and buyers can see the finished building.

Agencies: the brand and the instructionAn agency film can introduce the brand, its patch and the way it works.
+
An agency film can introduce the brand, its patch and the way it works. It helps win instructions as much as sell homes. Photos of your offices, your area and past sales shared with the owners' consent make up the material.
A local high-street agent and a prime-property specialist do not speak in the same voice. One leans on knowing every street, the other on discretion and a curated book. The script follows that positioning.
For a single listing, the film helps it stand out on property portals and social. It does not replace the viewing, the survey or the full particulars. Agency fees and legal particulars stay on the listing.

Prestige homesAn architect-designed house or a rare apartment sells on materials, light and its setting.
+
An architect-designed house or a rare apartment sells on materials, light and its setting. The film gives those details time: a stone wall, a joinery detail, light moving across water. Pace is slower here; the viewer is meant to linger, not skim.
For reference, the property benchmark on our pricing page puts premium property video at €6,000 to €7,000. Prestige, at €2,790 excl. VAT, delivers 60, 30 and 15 seconds with a synthetic voice in two languages, which helps with buyers from abroad.
Discretion can matter as much as reach. The film can avoid the exact address, recognisable views or personal belongings, depending on what the owner is happy to show.

Hybrid film · fictional concept
Demonstration concept: a stone villa, from the facade to its interior materials. It shows the pace of a prestige film. It is neither a real listing nor a development on sale.

The fidelity ruleWe never add a room, a pool, a view or a terrace.
+
We never add a room, a pool, a view or a terrace. We do not widen a garden or remove the building next door. Furniture and decor stay exactly as photographed.
Before production, you list what cannot change: openings, levels, orientation, what the windows overlook. Each shot is then checked against your visuals, so a buyer recognises at the viewing what they saw on screen.
Where we are unsure whether a detail exists, we ask rather than guess. A question during scripting costs nothing; a misleading film can cost a sale and your reputation.

Packages and placementsEssential, 15 seconds with music, works for a single listing pushed on social.
+
Essential, 15 seconds with music, works for a single listing pushed on social. Signature adds a 30-second film, a 15-second cut-down, sound design and a synthetic voiceover in one language: the natural choice for a development launch. Your film is delivered in 16:9 landscape.
For a run of listings or several phases of one scheme, Maison plans a series on quote. The social launch kit is included in Prestige and available at €290, or €590 tailored, excl. VAT with the other packages. Check each portal's video rules before publishing.
Typical placements are the development website, a screen in the sales suite, property portals that accept video and paid social aimed at buyers in the right postcodes.
Example: a riverside apartment scheme
A fictional brief. A regional developer is launching sixty apartments off-plan by a river. It sends eleven approved CGIs, the site plan, five photos of the riverside and a PDF of the sales brochure.
We would suggest Signature: a 30-second film for the development website and a 15-second cut-down for campaigns, with a voice announcing the launch of sales.
Shot by shot: the river at first light, the approach along the towpath, the building exactly as drawn, a bright living room, a balcony matching the plans, the shared courtyard, then the scheme name and the sales suite details.

In Dubai, off-plan sales are common, often to buyers living abroad. The film has to work without a viewing and across languages. Prestige, with its two-language synthetic voiceover, delivers an English and an Arabic version, with Arabic titles set right to left; with the other packages, a second language is an option on quote.
The fidelity rule does not change: renders follow the approved plans. For the UAE and Qatar, our package prices are published in local currency on the pricing page, via the country selector; Saudi Arabia is quoted on request.
Questions and answers
How much is a real estate marketing video?
Property films use our Service film, from €990 excl. VAT. Essential is €990, Signature €1,690 and Prestige €2,790, all excl. VAT. The property benchmark on our pricing page puts premium property video at €6,000 to €7,000, which gives a useful point of comparison.
What should a developer send for an off-plan scheme?
Ideally ten visuals or more: approved CGIs, the site plan, interior views and photos of the area and its transport links. For an existing home, recent photos of every room and the exterior. With less material, describe the project; a PDF brochure helps us quote.
Can you show a development before it is built?
Yes, from your approved renders and plans. The film adds nothing those documents do not show, and if the scheme changes, the renders must change with it. Legal notices tied to the sale, including any non-contractual disclaimer, remain your responsibility.
Is this AI-generated video?
The images are generated with AI from your photos and renders, then edited and colour-graded by hand. Every shot is compared with your visuals: volumes, openings, materials and surroundings must stay accurate, and any shot that drifts from them is redone.
We list dozens of homes a year. Can we order in volume?
Yes. For a steady flow of listings or several phases of one development, Maison lets us plan a series on quote, with a shared look and voice. Each property is still made from its own photos and checked against its own particulars.
