Real estate video in Adelaide: from stone villas to new infill
Adelaide's housing ranges from sandstone and bluestone villas in suburbs such as Unley, Norwood and Prospect to new townhouses and apartments on former industrial land. Each needs a different kind of film. Notlith creates real estate videos remotely from your listing photographs, floor plans and renders, with creative direction, AI-assisted motion, editing and sound, keeping every wall, window and boundary where it really is.

Character homes and their stonework
In older inner suburbs, buyers often come for the return verandah, the high ceilings and the stone frontage. A film should linger on those features as they are, including any patched render or later extension at the rear. Smoothing over a renovation seam or brightening worn stone would mislead the people who walk in on inspection day.
We work from full-room photographs and the floor plan, then order the sequence the way a buyer would move through the house. Where a heritage overlay or character zoning matters to the sale, the wording comes from you or your conveyancer, not from us. We also leave land size and zoning descriptions to the documents that carry them.

Projects that do not exist yet
Infill developments such as Bowden, and apartment towers going up in the CBD, are often sold before completion. Off-the-plan films usually rely on architectural renders, finishes boards and display suite photos. We animate those approved materials and label the result as an artist's impression throughout.
No generated balcony, extra storey or alternative outlook is added. If the developer's renders change after a design amendment, the film should change too. We keep each building and interior in separate layers so revisions remain practical.

Park Lands, beaches and honest proximity
Being near the Park Lands, the tram line to Glenelg or the coast at Henley Beach can be part of the appeal. We include those settings only through rights-cleared images, captioned as local context, and only when the distance is accurate. A view from the master bedroom is shown only if your photographs show it.
Properties in the Adelaide Hills raise their own questions, including bushfire risk and access. Those details belong in the listing documents. The film presents the home and its surroundings without making claims about safety, zoning or future development nearby.

Built for the campaign weeks
Most listings move through a short campaign with portal uploads, social posts and an open inspection schedule. We deliver a landscape version for the portals and website, plus portrait cuts for social, with inspection times kept off the main film so they can change.
Agencies with a steady flow of listings can agree a recurring structure with us, applied to each new home. Every property still receives its own sequence, checked against its plan. Pricing guidance never appears in the film, and formats and rounds are confirmed in the quote.

Plan the details
Can you virtually furnish an empty room?
We can add furniture if it is clearly labelled as virtual styling and does not hide defects. Many agencies prefer to keep at least one unstyled view for transparency.
Can you create a drone-style shot without a drone?
Only from aerial images you are licensed to use. We do not invent an elevated view of the block, its boundaries or neighbouring properties.
Will the video work on property portals?
We deliver standard formats suitable for common Australian portals and social channels. Check any portal-specific requirements with your agency account manager before upload.
How quickly can a listing film be ready?
It depends on the photographs and the number of versions. We confirm a delivery date in the quote once we have reviewed your material.

Send the listing photos, floor plan and campaign dates, and we will suggest a sequence that follows the way buyers move through the home.
