Real estate video on the Gold Coast, from canal frontage to off-the-plan towers

Gold Coast property comes in forms that need very different films: a waterfront house on a canal at Broadbeach Waters, a unit in a tower above Surfers Paradise, a house and land package in the northern growth area, acreage in a hinterland valley. Notlith makes real estate videos remotely from your listing photographs, plans and renders, with AI-assisted motion, editing, colour and sound, and keeps every room and outlook faithful to the source.

Water frontage is a fact, not a mood

On the canal estates of Isle of Capri, Sorrento, Mermaid Waters or the Sovereign Islands, frontage, pontoon and bridge clearance to open water are part of the price. A film must show the jetty, the width of the water and the aspect exactly as photographed. We never extend a canal, add a boat or widen a view.

Ask your photographer for the frontage from the water side and from the house, plus the pontoon itself. Those frames give us enough to build a calm, accurate approach that buyers can check at inspection. Tide and boat size questions are for the agent to answer; the film simply shows what is there.

Towers, levels and body corporate facilities

For apartments in Surfers Paradise, Broadbeach or Main Beach, the same building can offer very different outlooks depending on the floor and orientation. Label each image with the level and direction so the film shows the view of the unit for sale, not the penthouse.

Shared facilities such as pools, gyms and lounges belong to the body corporate and should be presented as common property. Their condition in the photographs must be current; refurbishment plans are shown only as proposals with approved wording.

Off the plan in the northern corridor

Projects around Coomera, Pimpama and Hope Island are often sold before construction ends, with renders, plans and display homes doing the work. A film can bring these together, provided the renders are marked as artist impressions and the finishes match the specification schedule.

We do not invent parks, schools or shops near the estate. If amenities are planned by a council or developer, you supply the approved wording and the status; otherwise the film stays on the dwelling and the masterplan you have published.

Acreage and the drive in

Buyers looking at Tallebudgera Valley or Mudgeeraba acreage want to know the shape of the land, the driveway, the sheds and how the house sits on the slope. Aerial photographs you own help; without them, we build the sequence from ground-level images and a site plan rather than inventing an overhead pass.

Every version, from portal listing to social cut, uses the same verified facts. The quote defines formats, review rounds and whether agency branding or vendor approval is required before release.

Plan the details

Can you virtually stage empty rooms?

We can propose styled scenes, but each one is labelled as virtual styling. Structural elements, windows and fixtures remain exactly as photographed so buyers are not misled at inspection.

Do you shoot drone footage?

No. Notlith has no local crew. If aerial coverage matters, a licensed operator on the Gold Coast can capture it, and we can integrate that footage.

Can a film cover a whole development?

Yes, from renders, plans and display-home photos. Distinguish completed stages from future ones so the edit can label them correctly.

Who approves the final claims?

The agent or developer responsible for the listing. We place only statements you confirm, which helps keep marketing consistent with the contract documents.
