Real estate video production in Victoria: suites, strata and real views

Victoria listings often raise questions a photo gallery handles badly: is the lower floor a separate suite, which amenities belong to the strata, and what can actually be seen from the deck. Notlith makes real estate films remotely from your listing photographs and floor plans, adding AI-assisted camera movement, editing, colour and sound. We plan each film so those questions are answered on screen, accurately, before a buyer books a showing.

A house with a suite is two homes on screen

Many houses in Fairfield, Fernwood and Saanich have a ground-level or basement suite, and buyers weigh it carefully because it can affect how they finance or use the property. A walkthrough that blends the suite into the main house hides the very thing they want to understand. We treat each unit as its own sequence, with its own entrance shown first, so the separation is obvious.

Whether a suite is permitted, tenanted or simply a finished lower floor is a matter for your listing documents, not for the film. Captions use the exact description your brokerage has approved. We avoid phrases such as mortgage helper or income suite unless you supply them, and we leave rents and tenancy details out entirely.

What the strata owns and what the unit owns

Downtown, in Harris Green and along the Songhees waterfront in Vic West, much of the inventory is strata condominium. A film for one of these units usually moves between private space and common property: a lobby, a rooftop deck, a bike room, a gym. Viewers should always know which side of that line they are looking at, so we mark shared areas with a short on-screen note.

Bylaws on rentals, pets or short stays change and differ between buildings, so they never appear as a visual promise. A shot of a dog on the balcony, for instance, implies something only the bylaws can confirm. We keep amenity footage to what exists today and drop any space the strata has closed or is still renovating.

Water, mountains and the honest window

From parts of Victoria and Oak Bay, the Strait of Juan de Fuca and the Olympic Mountains in Washington State are visible on a clear day. That view adds value, and it is also easy to exaggerate. We only show it from the rooms and decks where your photographs place it, framed at the width a person standing there would see.

Haze and winter cloud can hide the mountains for long stretches, so a view captured on a bright day should not suggest the peaks are always there. If you mention the view in text, choose wording such as partial ocean view that matches the listing. We never replace a neighbouring roof with open water.

Questions about older systems belong in documents

Buyers looking at older homes in Rockland, James Bay or Oak Bay often ask about heating, wiring, drainage and seismic work. A film is a poor place to answer them, because a smooth camera move can look like reassurance. Where the house has a new heat pump, upgraded windows or a renovated kitchen, we show them plainly from your photographs and let the disclosure documents carry the detail.

Inspections, permits and any history of an oil tank are matters for the agent and the paperwork. We keep the film factual: rooms, light, layout, outdoor space. If staging or a renovation is visualized rather than built, the frame says so, and nothing can be mistaken for the current condition of the property.

Plan the details

Can you work from the photographer's listing set?

Usually, yes. Sharp, level photographs of every room and a floor plan give us a solid starting point. If the suite or the yard was skipped, we flag the gap before production.

Can the film open on the neighbourhood?

Yes, with licensed photographs of nearby streets, parks or the waterfront, captioned as the area rather than the property. We do not suggest the home looks onto them unless it does.

Do you add music and a voice-over?

Music and sound design are part of the edit. A voice-over can be recorded by you or your agent; we do not create a synthetic voice and present it as a real realtor.

Can we reuse the film after the price changes?

Yes. We keep price and status out of the picture so the film stays valid, and the formats for your listing page and social channels are set out in the quote.
